Terms of Service

These Terms of Service (“Terms”) are a binding agreement between you and Mantelbook (“Mantelbook,” “we,” “us”). By creating an account, subscribing, or otherwise using the service, you agree to these Terms and to our Privacy Policy. If you do not agree, do not use Mantelbook.

Mantelbook lets you generate a guest guidebook from a property address using AI research, edit it, publish it to a public guest page, and produce a printable QR sign. Generating, editing, and previewing guidebooks is free; publishing a live guest page requires an active paid subscription.

• You must provide accurate information and keep your account credentials secure.
• You are responsible for all activity that occurs under your account.
• You must be at least 18 years old and able to form a binding contract.
• Notify us promptly if you suspect unauthorized use of your account.

You retain ownership of the addresses, intake details, edits, and other content you provide (“Your Content”). You grant us a limited license to host, process, and display Your Content solely to operate the service for you — including sending it to our AI providers to generate your guidebook. You are responsible for ensuring that:

• You have the right to share the property information and any details you enter.
• Your Content and your published guidebooks are accurate and lawful.
• You comply with the rules of any platform (such as a listing site) you use alongside Mantelbook.
• You do not upload unlawful, infringing, or harmful content, or use the service to harass or endanger anyone.

Guidebooks are produced with automated research and AI, which can be incomplete or inaccurate — including details like distances, hours, prices, and place recommendations. You are responsible for reviewing and verifying any guidebook before publishing or sharing it. Mantelbook is provided as a drafting and hosting tool, not as a source of verified local information.

• Paid plans are billed in advance on a recurring basis through our payment processor, Stripe.
• Your subscription renews automatically until you cancel. You can cancel at any time, and cancellation takes effect at the end of the current billing period.
• Plan limits — including the number of properties you can publish — apply to your subscription tier.
• Fees are non-refundable except where required by law or expressly stated by us.
• We may change pricing or plan features with reasonable notice; changes apply to subsequent billing periods.

You agree not to:

• Reverse engineer, scrape, or attempt to disrupt or gain unauthorized access to the service.
• Use the service to generate or distribute unlawful, misleading, or infringing content.
• Resell or provide the service to third parties except as permitted by your plan.
• Abuse the AI research features in a way that imposes unreasonable load or cost.

The Mantelbook name, software, design, and content (excluding Your Content) are owned by us and protected by intellectual property laws. These Terms do not grant you any rights to our trademarks or branding.

You may stop using Mantelbook and delete your account at any time. We may suspend or terminate your access if you violate these Terms, fail to pay, or use the service in a way that risks harm to others or to the service. On termination, your right to use the service ends and we may delete your content as described in our Privacy Policy.

The service is provided “as is” and “as available,” without warranties of any kind, whether express or implied, including fitness for a particular purpose, accuracy, and non-infringement. We do not warrant that the service or any AI-generated content will be uninterrupted, error-free, or accurate.

To the maximum extent permitted by law, Mantelbook will not be liable for any indirect, incidental, special, consequential, or punitive damages, or for any loss of profits, data, or goodwill. Our total liability for any claim relating to the service will not exceed the amount you paid us in the twelve months before the event giving rise to the claim.

We may update these Terms from time to time. When we make material changes, we will update the date above and, where appropriate, notify you. Your continued use of Mantelbook after an update means you accept the revised Terms.
